1)
Ownership : Del-Sa-No is owned by the seven children of Axel
and Delphine Voss . Each owner has one equal vote regarding the rules
stated in this Plan. Owner Meetings will be scheduled to update this
plan on an as needed basis. Although attendance is not mandatory, owners
and families are encouraged to attend.

General Usage Plan : Each owner is entitled to unlimited use
throughout the year on a “first come, first serve - reservation basis.”
Each Owner is guaranteed a minimum of 2 occasions, “exclusive-use”
each year , each occasion not to exceed a one week period. Owners
may schedule additional periods of “mutual-use” if the requested dates
are not already scheduled for “exclusive-use” by one of the owners.
Owners may allow their children, relatives (cousins) or friends, and/or
guests to use the lake house during their reserved periods. This item
is subject to the restrictions in paragraph 6 (Family Priorities and
Emergencies). Del-Sa-No will not be used for rental purposes
at any time.

Exclusive-Use versus Mutual-Use : Exclusive-Use is
a reserved period of time where an owner desires exclusive-use of Del-Sa-No
for his/her family, guest, or friends. During this period, no other
owner, their family members, or their friends should visit the lake
house unless invited by the owner who has reservations. Mutual-Use
is a period of time when an owner shares Del-Sa-No with other owners
and/or their family. Mutual-Use is the only method to be used on holiday
weekends. Exclusive-use periods have reservation priority over mutual-use
requests.

Reservations: Each Owner must reserve desired periods of use
through a reservation master schedule on the Del-Sa-No website. Owners
and their children may log into www.del-sa-no.com
and click on “ master schedule ” to ascertain
the availability of a particular period of time. If desired periods
are not already reserved, the owner clicks on the “reservations”
link at the top of the “master schedule”
page. If schedule conflicts of desired periods occur,
owners have the option of trading or sharing their reserved weeks with
other owners. Reservations are accepted on a first come, first serve
basis ~ online. The Webmaster will confirm reservations by phone or
email.

Holiday Weekends: Owners may not schedule “exclusive-use”
during traditional Spring and Summer holiday weekends. These weekends
(Easter, Memorial Day, 4 th of July, and Labor Day) have always been
a traditional “Open House” for our family, cousins,
friends, and guests. They will therefore be used mutually by
all seven owners for the purposes of family meetings, reunions and family
gatherings. Since many owners and families enjoy sharing Del-Sa-No on
these weekends, owners should request reservations only by the number
of beds required.

Family Priorities and Emergencies: “ Family Priorities” are
defined as times when owners who live outside of the local area must
obtain accommodations in the local area for a short period of time to
attend family weddings, funerals, and other family events. Emergencies
include situations such as hurricane evacuations and other abnormal
circumstances. In these cases, owners and their families from outside
the area will have priority for use of the lake house. These periods
will not count as part of an Owner's two guaranteed, exclusive-use weeks
each year.

Property Manager (Designation, Responsibilities, and Benefits): One
owner will be designated as the Del-Sa-No “Property Manager.” They will
serve on a voluntary basis until a successor is named by a majority
vote of the seven owners. The Property Manager will oversee general
maintenance of the house, property, pier, and lawn. They will make recommendations
to the owners regarding expenditures for repairs and renovations (as
addressed in paragraphs below) and coordinate subsequent efforts with
contractors. In return for this service, the Property Manager will have
mutual-use of Del-Sa-No during anytime throughout the year except
for the 14 weeks specifically reserved by the owners (of which the Property
Manager is included); holiday weekends as described in paragraph 5;
and Family Priority periods as described in paragraph 6. In other words,
the Property Manager has mutual-use of Del-Sa-No during all
non-scheduled times throughout the year.

Personal Belongings and Modifications: Owners are encouraged
not to leave personal belongings and possessions in the lake house.
Owners are also prohibited from attempting to “personalize” the interior
décor. If an owner desires to change or modify the interior decoration
scheme, they are required to receive concurrence from a majority (4
of 7) of the owners.

Maintenance Fee: Each owner is assessed a predetermined annual
fee to cover the maintenance expenses including insurance, taxes, water,
electricity, telephone, pest control, maintenance, and repairs. This
annual fee will be determined by a majority vote of the seven owners
during periodic owner meetings and will be due by the Labor Day weekend
each year. Owners will be charged for their individual long-distance
phone calls.

Cleaning: Owners and guests should leave the lake house in
a clean and orderly manner equal to which it was occupied. Departing
owners/guests should remove all bed sheets, pillow cases, bath towels,
and dishtowels used during their stay and ensure they are cleaned and
returned to the appropriate storage areas in the house.
11)
Equipment and Appliances: Owners and guests are welcome to
use any and all of the entertainment and recreational equipment left
at the house including cooking appliances, swimming and fishing equipment,
lawn games and boats. If an item is misused or broken…we request that
you advise the Property Manager as soon as possible and either replace
it, fix it, or pay for its replacement.
12)
Maintenance, Repairs, and Renovations: All minor maintenance
and repairs will be coordinated and facilitated by the “Property Manager”
using funds from the Del-Sa-No maintenance account. Major repairs, renovations,
or major purchases will be performed only when mutually agreed upon
by a majority vote of all seven owners. In these cases, financing of
the major repair, purchase, or renovation will be decided on a case-by-case
basis. Special assessments may be required of the members.
These Rules were agreed to and unanimously
accepted by the Owners on May 29th , 2005.
